Sunday 21st January 2024 and we have an unusual property that will likely appeal to the very curious of our Unique Property Bulletin readers. The Former Probation Office, Queen Street, Grimsby, Lincolnshire, DN31 1QG, guided at just £200,000. This is not a picturesque, nor even a classically handsome property. But it is a huge building and one which we would be sorely tempted to bid upon at the auction, were our circumstances different.
So why is this former Probation Office featured here on Unique Property Bulletin? Two reasons: (i) A fair few of our readers are looking to change their style of life, especially after the pandemic lockdown. Many are looking for a gentler, kinder pace of work and home-life. Where family takes time and precedent over work overload! A life where you are not hadcuffed to the workplace computer. The second reason we feature this huge property for a bargain price is: (ii) Passive income and job creation. The day job for one of our volunteers who helps run Unique Property Bulletin, is bringing High Streets back to life. Renovating closed-down shops and re-opening them.
A good way to discover whether folk would be happy and/or confident renting a sizeable High Street shop is to gently start their business idea at a modest premises where the RENT is VERY LOW. But also where the restoration standard is VERY HIGH. Crucially where the lease terms are “easy-in“ and ”easy-out“.
In other words, new shop tenants (and ultimate owners) that bring a High Street back to life can have a safe way to start out by renting a part of a proper BUSINESS CENTRE at a VERY economic rent. Here is a real example owned by some of our UPB volunteers that we prepared earlier and you are welcome to study: https://tayportgroup.co.uk .
You might wonder how our UPB-Team members can rent out offices/shops at just £7 per day? They BAN any bank mortgages! It is a sad thing that too many banks charge 34.9% on their credit cards ~ yet those same banks pay a miserable 2% to savers… people like you and us for lending bank money out at 34.9% APR. But that bank money is our savings. No wonder a lot of banks have such a bad reputation. CAVEAT: There ARE a decent number of GOOD banks, but finding them can be a challenge. Unique Property Bulletin Ltd., is with RBS and our sister company (Scotslion Ltd., formerly Argyll Group plc) is with Santander Bank.
Both Royal Bank and Santander have, for us, that rarest of thing… a GOOD BANK MANAGER. More precious than their weight in gold. As for the other banks, they get money in at 2% and lend it out at 34.9%. If you haven’t done the maths yet, maybe have a think about why people such as the old cop writing this, gives a LOT more RESPECT to RBS and Santander?
By banning mortgages in general on all of our buildings, our modest group of shareholders (from when we were a public company (plc)) receive between 7.5% and 12% a year on an asset-backed and mortgage-free building. The unexpected thing is we all get a buzz each time a closed-down High Street shop/office/restaurant is brought back to life. An equally good buzz at bypassing the greedy banks and a penultimate buzz at helping create jobs. Many of our crew then go on their own account and start their own Business Centres. The reason for including the Probation Offices is that it would make an excellent Business Centre.
A key to a new, unique life is ensuring you have a “passive income” in case your new career path has income that dries up for a few weeks now and then. So it is a huge comfort to have a secondary income. Many of our readers have a sort of insurance policy for their new career income. Plus a secondary “passive” income“ from something like a Probation Centre turned easily into a Business Centre. Auction contact number etc: https://www.pugh-auctions.com/property/34795

The irony here, is the past use of this building was to rehabilitate criminals. The new use is to rehabilitate malfunctioning banks!
